AL MARYAH ISLAND · ABU DHABI

The Ritz-Carlton Residences

An investment in ADGM’s next chapter?

By SAAS Properties. A new branded residential address on Al Maryah Island, bringing The Ritz-Carlton name to Abu Dhabi’s financial district.

I see an attractive opportunity to explore branded residences alongside the growth of Abu Dhabi’s financial district. The rental comparisons and the choice of apartment are central to assessing it.

Discuss the opportunity

THE DEMAND

A growing workforce supports the opportunity.

ADGM reported 49,027 professionals across Al Maryah and Al Reem at H1 2026, up 34% year on year, with 4,688 added during the first half. The number of fund and asset managers reached 190, an increase of 23% year on year.

For Ritz-Carlton, the appeal is the potential to serve executives and professionals who value a branded residence close to the financial district. Growth in the fund-management community adds weight to that investment case.

The workforce figures cover the whole ADGM jurisdiction, rather than only Al Maryah or high-income finance tenants. They are a useful demand signal, not a direct forecast of occupancy or rent.

THE RESIDENCES

A recognised brand in a financial-district setting.

The Ritz-Carlton Residences by SAAS brings a recognised hospitality name to Al Maryah Island. For owners and prospective tenants, the combination of brand and location is a clear part of the appeal.

My initial focus is on apartments that make effective use of their space and suit the budgets of the tenants most likely to choose this location. Layout, outlook and ongoing ownership costs will help distinguish the strongest options.

We can review the detailed residence information and individual options in a private discussion.

THE RENTAL COMPARISON

Four Seasons gives us a useful starting point.

A Four Seasons Al Maryah one-bedroom is advertised at AED 250,000 a year: 980 sq ft, partly furnished, with two bathrooms and payment in two cheques.

This gives us a current indication of the rental budgets being sought for an established branded residence on Al Maryah. It is an asking rent, not a completed tenancy or a forecast for Ritz-Carlton. Differences in the apartment, services and running costs matter.

One Reem and One&Only

One Reem two-bedroom asking examples are AED 265,000 for approximately 1,535 sq ft and AED 318,000 for a larger 2,400 sq ft apartment. These provide a nearby premium-residence comparison, with adjustments needed for size and location.

One&Only’s announced Al Maryah residences add another relevant branded project to the future comparison. They are not an operating rental comparable today.

THE COMMITMENT

Plan around H1 2030 handover.

Expected handover: H1 2030. This is an opportunity to invest ahead of the district’s next phase of growth, with time between purchase and rental income beginning.

The funding schedule and intended holding period should work together. In the private discussion, I will assess the individual apartment’s price, payment commitments and ownership costs alongside the return on the cash invested.

A useful comparison is buying a completed premium residence and receiving rent during the construction period. That helps establish what the new property needs to offer in return for the wait.

THE COMPETITION

A growing district brings both demand and choice.

The announced Al Maryah expansion includes over 450,000 sqm of additional Grade A offices and more than 3,000 luxury waterfront residences.

The office growth strengthens the location’s long-term appeal. The additional residences make the quality of the offering, the apartment selected and delivery timing important to the investment outcome.

Ritz-Carlton’s brand and Al Maryah setting give it a distinct proposition to assess within that wider growth.

My initial view

The combination of ADGM’s expanding workforce, growth in fund and asset managers and an established hospitality brand makes Ritz-Carlton worth serious consideration.

I would start with efficiently planned apartments that suit the likely tenant market, then compare the total cost and prospective rental income with established alternatives. That is where the broader growth story becomes a decision about a particular property.
